The Short Answer
For a typical single-family home in Waldorf, full siding replacement generally falls in these ranges. These are starting points based on our local market — your written quote after an on-site visit is the real number, because every house is different.
- Vinyl: $9,000–$20,000
- Engineered wood: $13,000–$26,000
- Wood (cedar): $16,000–$34,000
- Fiber cement: $18,000–$38,000
What Moves the Number
House size and shape. More square footage is obvious, but shape matters as much: a simple ranch costs less per square foot than a two-story colonial with dormers, bump-outs, and complex rooflines. Every corner, angle, and penetration is labor.
Stories. Second-story work needs staging or scaffolding, moves slower, and costs more. A two-story home typically runs 20 to 30 percent more than a ranch of similar square footage.
Material grade. Within vinyl alone, the spread between thin builder-grade and premium insulated panels is thousands. The quote should specify exactly what panel — thickness, brand line — not just "vinyl siding."
What is underneath. Tear-off is standard in our quotes. Sheathing repair is the variable: most homes need a few sheets replaced, some need many. We price this per sheet so you see it separately.
Trim and details. Window wraps, corner boards, soffit and fascia, gable accents — the details are a meaningful share of the job. A quote that seems cheap may just be skipping them.
Access. Tight lots, steep slopes, extensive landscaping to protect, or limited dumpster placement all add labor time.
How to Compare Quotes
Get three quotes, and make sure they are quoting the same thing. A useful quote specifies: the exact material (brand, line, thickness), tear-off included or not, house wrap type, sheathing repair rate, trim scope, and warranty terms. A quote that just says "vinyl siding — $12,000" cannot be compared to anything.
Be suspicious of quotes dramatically lower than the others. The usual explanations: thinner panels, no tear-off, skipped house wrap, no sheathing allowance (which becomes change orders later), or uninsured labor. The cheapest bid on siding is frequently the most expensive job.
Financing and Timing
Many homeowners finance siding — it is a five-figure project and that is normal. What matters more than financing is timing: booking in late winter for spring work often gets better scheduling than calling in May when every crew is booked six weeks out. And do not let a failing wall wait through another winter to save a few months — water intrusion during the wait can add sheathing costs that dwarf any savings.
The Real Question
Cost per year, not cost today. Vinyl at $14,000 lasting 30 years costs less per year than cedar at $24,000 needing $3,000 in maintenance every five years. But if you are selling in three years, the cheapest respectable option usually wins on ROI. Tell your contractor your time horizon — it changes the recommendation.
