Typical Timelines
- Small ranch (1,200–1,600 sq ft walls): 5–8 working days. Tear-off in a day or two, then steady installation.
- Average two-story colonial (2,000–2,800 sq ft walls): 8–12 working days. Staging slows everything; more trim detail adds days.
- Large or complex home (3,000+ sq ft, dormers, bump-outs): 12–18 working days. Complexity, not just size, drives this.
- Targeted repair: Half a day to 3 days depending on scope.
- Soffit/fascia with siding: Adds 2–4 days, usually overlapped with the main crew schedule.
These are working days — weather and material delays extend the calendar. Your quote includes a schedule; we update you if it shifts.
The Phases
- Setup (half day). Dump trailer placed, staging built, landscaping protected, materials delivered and staged.
- Tear-off (1–3 days). Old siding off, debris out. The noisy phase — plan accordingly if you work from home.
- Sheathing and prep (1–3 days). Inspection, repairs, air sealing, house wrap, flashing. The invisible phase that determines everything.
- Installation (4–10 days). The main event. Courses go up, trim gets built, details get finished.
- Finish and cleanup (1–2 days). Final trim, caulk, touch-ups, magnet sweep, walkthrough.
What Causes Delays
- Weather. Rain stops exterior work; high wind stops high work. We build buffer days into every schedule, but a wet week is a wet week.
- Sheathing surprises. Finding more rot than expected adds repair days. This is why we price sheathing per sheet upfront — the schedule flexes but the pricing does not surprise.
- Material backorders. Special-order colors and profiles can take weeks. We confirm material availability before scheduling your start date — your job does not start until materials are in hand or confirmed en route.
- Change orders. Adding scope mid-project (new gable accent, extra trim) is fine, but it adds days. Decide as much as possible before we start.
Living Through It
You can absolutely live in the house. The tear-off days are loud — if you work from home, plan calls elsewhere those days. Keep cars out of the driveway while the dump trailer cycles. Keep pets inside away from the work zones (nails, noise, open gates). We clean up daily so your evenings feel normal, and we will tell you each morning what to expect that day.
Scheduling Strategy
Book 3 to 6 weeks ahead in spring and fall — the busy seasons. Winter and mid-summer often have shorter waits. If your project is not urgent, asking "when is your next opening?" rather than demanding a date sometimes gets you in faster. And never let a contractor start before materials are confirmed — a crew standing around your half-torn house waiting on a truck is a failure of planning, not luck.
